About the Pre-Development Coordinator Role
A reputable, well-established house builder with several projects across the Yorkshire area are seeking an experienced Pre-Development/Planning Coordinator to join the team on a permanent basis. Working closely with the Planning and Pre-Construction Manager, you’ll play a key role in coordinating projects, ensuring they progress smoothly through the bid, concept and planning stages.

The successful candidate will liaise with internal teams and external consultants to manage the pre-construction process effectively, keeping information flowing between departments to ensure projects remain on track both in terms of budget and timeline.

Key Responsibilities of the Pre-Development Coordinator:

  • Review site data, including access, utilities, ground conditions, drainage and topography, to create detailed technical appraisals.
  • Work with internal teams and external consultants to develop initial designs and feasibility layouts.
  • Conducting site visits to assess feasibility and technical aspects before planning layouts.
  • Optimise designs to balance planning requirements with cost-effective solutions.
  • Review design proposals from consultants to ensure compliance with company specifications, Building Regulations and local planning policies.
  • Obtain and manage external surveys to support planning applications.
  • Appoint and oversee external architects, engineers and planning consultants to prepare planning applications and conduct site appraisals.
  • Assist in maintaining an up-to-date knowledge of planning policies and regulations.
  • Participate in pre-application discussions with planning officers.
  • Attend and lead project and design meetings where necessary.
  • Support the bidding process for new sites.
  • Identify opportunities for value engineering.

Requirements of the Pre-Development Coordinator:

  • Minimum of 2 years experience working on house building related projects
  • Good knowledge of planning regulations
  • Prior experience working on house building projects at the feasibility stages
